- Meeting with an architect/technologist to create plans according to the city’s building standards (we have references)
- Have a site plan done by a land surveyor → It is necessary for the building permit application and the design of your extension
- Request a cost breakdown → You can call us at this point for a quote
- Application for an expansion permit → No construction may begin until this permit is obtained
- Once the building permit is issued, have the layout done by a land surveyor
- Site preparation → Excavation and remediation are taken care of
- The Foundation
- The walls → Once the foundation and sanitation are done, the house will be able to start climbing out of the ground.
- The roof
- Exterior cladding, woodwork and insulation
- Partitions → This step is carried out at the same time as the electricity, because it allows to hide the cables and installation.
- Plumbing, electricity and heating
- Finishes → At this stage we take care of the flooring, wall coverings, painting, light fixtures, staircase, and all interior equipment.

Price of a house extension / enlargement
The cost of a turnkey home extension on footings ranges from $260 to $330 per square foot, excluding the cost of pouring the foundation. If you need a lot of extra space, this is the option for you, because in addition to giving you more living space on the second floor, you’ll also be able to expand your basement or second floor if you wish. In addition, you’ll need to factor in the cost of finishing a basement, if necessary, which averages $50 per square foot.
